
A new modular housing development is moving ahead in Renfrew, following town council’s approval of a memorandum of understanding (MOU) with Renfrew County for a 40-unit build at 470 Albert Street, near Bonnechere Manor.
“This is a great project,” said Coun. Jason Legris. “It’s another step in the right direction to get the well-needed housing.” Units are expected to cost approximately $2,100 per month.
Director of Development and Environment Eric Withers said the initiative fills a gap in the town’s housing market and supports aging residents. “It’s going to provide the type of housing that doesn’t currently exist in Renfrew,” Withers said. “It will help make the transition smoother from market housing to assisted living for older adults.”
The MOU had been deferred at an earlier meeting while staff updated development charge rates and building permit fees. Under the approved agreement, the town will waive the $2,000 site plan approval fee, $84,000 in building permit fees, and parkland dedication costs—amounting to a minimum of $86,000 in foregone revenue. However, the county may seek additional funding to recoup those waived costs.
With the MOU approved, the next steps will include a formal site plan agreement and permit approvals, pending final funding confirmation.
